The art of ‘property staging’ may be one of the oldest tricks in the book when it comes to real estate, and yet it is one of the least used methods in the region. Creating a specific mood in the room and activating the buyer’s five senses is essential to closing the deal.

This staging checklist will help you make the most out of your property viewing to really wow your potential buyers/renters. 

  • Repairs: 

There’s an old saying “The devil is in the detail”; meaning, something might seem small and insignificant to you, but at a deeper glance, may change the entire look and feel of your space. It’s important to make sure that you fix any cracks, plumbing, electricity, or leaks to ensure that your apartment looks appealing. When a client comes for a viewing, they inspect all aspects of the property with lingering eyes that may find the smallest imperfections. 

  • Aroma:

There’s nothing more attractive than a scent, it can pull people in certain directions and create a form of sensory memory. This means that anytime they come in contact with this scent, they are reminded of your space. We are famous for its burning incense (bukhoor), which is a great way to make sure the unit smells great before your potential client comes into the space. Another easy way is to light scented candles, try fresh and citrusy scents in the summer and warm and cosy scents in the winter. 

  • Cleanliness:

Dusty weather in Bahrain is nothing new. With that being said, we know how much dust can accumulate in a living space all year round. It’s important to make sure that the space looks well maintained and clean. This includes vacuuming the dust, wiping smudges or handprints on the furniture, glass or mirrors, and cleaning the bathrooms and floor tiling. 

  • Windows and Lighting: 

The eyes are the windows into a soul, and a window is the soul to the home. Not every view may be the best view, but there are ways we can elevate it. Clean your windows and open the curtains to let some natural light in the room, you can even add a few potted plants to make the view worthwhile.

  • Declutter &  Brighten

Make sure the rooms are well arranged and organised to make even the smallest spaces look more spacious. Adding small potted plants in a few corners of the kitchen, balcony and living room can brighten and bring the room back to life. Investing in some nice artificial plants to keep with you on a regular basis for staging purposes can help you liven multiple spaces in the long run without worrying about them wilting. 

  • Get Inspired

A great way to make your property look stand out is to take inspiration from the setups that you find in stores or online magazines. Pinterest, Tumblr or even your local furniture stores have various merchandise setups for living rooms, bedrooms, kitchens and offices which you can mimic to make your property attractive. 

Though properties can be sold or rented while they are unfurnished, you are more likely to attract a person’s attention when the property has been properly assembled and arranged for the viewer to imagine their life there. More specifically, when it comes to online listings and ads, sometimes having an empty room can be quite hard to imagine living in. End-users need some perspective of size and how much they can style the space to their liking. By adding small touches here and there, you can showcase endless possibilities with the space.
